Thank you for this, it's always tough when you know you're probably only going to play the game once and just want to know the optimal path to take when confronted with choices.  To be fair, this game has been great so far, and I wish I had the time to replay multiple times and explore endings without a care in the world, but the world does impose cares, and I'd be remiss in my other cares if I indulged games that much.  It seems better put together than Fallout London, which was a bit of a surprise as I thought it was perfect as a concept, I fell out of love for that for being rather disjointed and a time sucker, with jank and bugs that made me not want to go back.

The best outcome requires a tiny bit of groundwork and it can you get all three rewards without killing anyone. 

1st speak to molly in the starting area and buy the atom cell she has. She’ll tell you about the vicar having another one.
2nd mention the cell to the vicar and he’ll give you his for free.
3rd do the quest and bargain with Morris to get his manual
4th go to simms and frame the vicar.

That’s all 3 rewards

I killed the Vicar for his key, and still was able to frame him for the murder lol.
